Public Information

Architectural Review Board (ARB) meetings are held on the second Monday each month at 7:00 pm, pending the need to meet. The ARB does not do building inspection, only architectural review and zoning compliance. All Village residents are welcome and encouraged to attend the meetings.

Regular meeting: October 8, 2012

A meeting of the Village of Riverlea Planning Commission was held October 8, 2012 at 5830 Falmouth Court. Members present were Michael Jones (Planning Commissioner), Jo Ann Bierman, and Lisa J. Morris. Bryce E. Jacob and Donald P. McCarthy were absent. Also present were Chad and Nikki Lowe, Rodney Arcaro, Cecile and Stephen Durish and residents listed on the attached sheet. Pamela M. Colwell served as Clerk. The Planning Commissioner called the meeting to order at 7:00 pm.

  1. The minutes of the Planning Commission meeting of September 10, 2012 were not read since each member had received a copy. Morris moved and Bierman seconded the motion that the minutes be approved as submitted by the Clerk. The following vote was recorded on the motion: Yea, 3, Bierman, Morris and Jones: Nay, None. The Motion carried 3-0.
  2. An application for a Certificate of Appropriateness by Premier Living Homes for the property owners Chad and Nikki Lowe to build a new single family home on parcel no. 253-002751-00 (now known as 5819 Pioneers Court) was tabled at the last meeting. Morris moved and Bierman seconded the motion to take the application off the table. The following vote was recorded on the motion: Yea, 3, Bierman, Morris and Jones: Nay, None. The Motion carried 3-0. Chad Lowe said they made changes to the plans so that no variance was needed. The fireplace was moved to against the side of the house. The front porch column was changed to a smooth column with no brick. The fence will go to the corner of the garage now and there will be one gate. Debbie Dalton stated that she was concerned about a very old, large elm tree in her backyard that was near the property line and asked if the construction would damage the roots? Arcaro replied that the tree was far enough away from the construction so there should be no problem. Dalton was also concerned about the bushes that were on her side of the property line and was reassured that a land survey would be done and they would not remove anything on her side of the property. Bierman moved and Morris seconded the motion to approve the application as submitted. The following vote was recorded on the motion: Yea, 3, Bierman, Morris and Jones: Nay, None. The Motion carried 3-0. Morris reminded them that sediment control needed to be maintained and Arcaro said he would be using straw wattles. A street bond of $2,000 will be required.
  3. Application for a Certificate of Appropriateness by Stephen and Cecile Durish at 190 West Riverglen Drive to replace and expand their front steps. Stephen Durish said the current front landing and steps are loose and sagging. They will be replaced and expanded three feet on each side with brick that will match the existing brick walkway. Morris moved and Bierman seconded the motion to approve the application as submitted. The following vote was recorded on the motion: Yea, 3, Bierman, Morris and Jones: Nay, None. The Motion carried 3-0.

The Commission took no additional action. Bierman moved and Morris seconded a motion to adjourn. The motion was approved unanimously. The meeting was adjourned at 7:20 pm.
